What to expect

A working conversation, not a sales pitch.

Most people who reach out are somewhere on the same spectrum: an out-of-state investor looking at San Antonio for the first time, a local operator ready to add unit two or three to a small portfolio, or a long-time owner deciding whether to sell an income property into today's buyer pool or hold it through the next cycle. The first call is a working conversation about which of those you are and what a realistic next step looks like — not a pitch.

Bring the details you have. A budget range, a target market, a specific MLS listing, or a rent roll on a property you already own all make the call more useful, but none of it is required. If you're still at the "is San Antonio the right market for me?" stage, that is a fine place to start, and the call will focus on rental submarkets, property taxes, insurance realities, and the two or three deal types most likely to match your capital and time horizon.

Coverage runs across Bexar County and the surrounding Hill Country: San Antonio, Boerne, New Braunfels, Fredericksburg, Wimberley, Canyon Lake, Bandera, Blanco, Kerrville, and the growth corridors along I-10 and US 281. Represented property types include rentals, small multifamily, small commercial, self-storage, RV parks, and land — each with different underwriting logic and different buyer pools at exit.

Common questions before booking a call

How fast do you respond to investor inquiries?
Most inquiries get a same-day response, and no reply takes longer than one business day. Deal-analysis requests submitted through the Analyze page are typically reviewed within 24–48 hours.
What areas do you cover?
San Antonio and the surrounding Bexar County submarkets, plus the Texas Hill Country — Boerne, New Braunfels, Fredericksburg, Wimberley, Canyon Lake, Blanco, Bandera, Kerrville, and the broader I-10 and US 281 growth corridors.
What should I have ready for a first strategy call?
A rough sense of your goal (cash flow, appreciation, 1031 exchange, first rental), your target budget or loan pre-approval status, and — if you already have a property in mind — the MLS number or address. Nothing formal is required; the call works fine as a discovery conversation.
Do you work with out-of-state investors?
Yes. A significant share of the client base is out-of-state investors buying into Texas for the first time, plus 1031 buyers relocating capital from California, the Pacific Northwest, and the Northeast into San Antonio and Hill Country income real estate.
