Content on the Site — including guides, checklists, market commentary, calculators, AI-assisted analyses, and email communications — is provided for general real estate guidance only. It is not legal, tax, accounting, lending, appraisal, insurance, or investment advice. Real estate involves risk, and past performance does not guarantee future results. Always consult qualified legal, tax, financial, and lending professionals before making real estate decisions.

Using the Site, downloading a checklist, exchanging emails, or attending a strategy call does not create a brokerage, agency, or fiduciary relationship. Under Texas law (TREC), a representation relationship is only formed when both parties sign a written representation agreement. Until then, any information shared is non-confidential. You must be at least 18 years old and legally able to enter into a real estate transaction to submit forms or request resources. You agree to provide accurate, current, and complete information and to update it as needed. We may decline or terminate service if information is inaccurate, incomplete, or used in a way that violates these Terms.

You agree not to:

• Use the Site for any unlawful purpose or in violation of these Terms.
• Scrape, harvest, or copy content (guides, checklists, listings, images) for commercial republication without written permission.
• Submit false, misleading, or third-party information without authorization.
• Attempt to gain unauthorized access to the Site, its database, or any related systems.
• Interfere with the Site's operation, security, or availability.

Some checklists and guides are gated and require you to provide contact information before download. By requesting a download, you consent to receive the requested resource and related follow-up communications. Resources are licensed for your personal investment use only and may not be resold, relicensed, or distributed.

Property listings, market statistics, cap rates, rent estimates, and similar data shown on or linked from the Site are sourced from MLS, public records, or third-party data providers. We believe such information is reliable but do not guarantee its accuracy or completeness. Verify all material facts (square footage, zoning, taxes, income, expenses, condition) independently before relying on them.

The Site integrates with or links to third-party services including Calendly, New Home Buddy, lenders, title companies, and other professionals. We are not responsible for the content, accuracy, or practices of any third-party service. Your interactions with them are governed by their own terms and privacy policies.

All content on the Site — copy, photography, illustrations, logos, the Cosmin Ghiurau signature mark, guides, checklists, and software — is owned by Cosmin Ghiurau or its licensors and is protected by U.S. copyright, trademark, and other intellectual property laws. You may view and use the content for your personal, non-commercial real estate decisions. Any other use requires prior written permission.

We comply with the federal Fair Housing Act and the Texas Fair Housing Act. We do not discriminate based on race, color, religion, sex, disability, familial status, national origin, sexual orientation, gender identity, or any other protected class. All inquiries are welcome.

The Site and all content are provided "as is" and "as available" without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, non-infringement, accuracy, completeness, or uninterrupted availability. Investment outcomes depend on market conditions, financing, property condition, management, and other factors outside our control.

To the fullest extent permitted by law, Cosmin Ghiurau, Leverage Realty Consulting Group, LLC, and their respective affiliates, officers, employees, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, revenue, data, or investment value, arising out of or related to your use of the Site, the resources, or any communications, even if advised of the possibility of such damages. Our aggregate liability for any claim relating to the Site is limited to $100.

You agree to indemnify and hold harmless Cosmin Ghiurau and Leverage Realty Consulting Group, LLC from any claims, damages, liabilities, and expenses (including reasonable attorneys' fees) arising out of your use of the Site, your violation of these Terms, or your violation of any law or third-party right.

These Terms are governed by the laws of the State of Texas, without regard to its conflict-of-laws rules. Any dispute relating to these Terms or the Site will be resolved exclusively in the state or federal courts located in Bexar County, Texas, and you consent to personal jurisdiction there.

We may update these Terms from time to time. When we do, we'll revise the "Last updated" date above. Your continued use of the Site after changes are posted constitutes your acceptance of the revised Terms.
