• Scheduling data: when you book a strategy call through our Calendly embed, Calendly collects your selected time, time zone, and any answers you provide to its intake questions.

• Device and usage data: IP address, browser type, device type, referring page, pages viewed, and approximate location derived from IP.
• Cookies and similar technologies: see "Cookies & Analytics" below.

• Respond to inquiries and provide the requested real estate guidance.
• Deliver downloadable investor checklists and resources you've requested.
• Schedule, confirm, and follow up on strategy calls and property consultations.
• Send transactional emails (confirmations, follow-ups, requested resources) and, where you've opted in, occasional market updates.
• Improve the Site's content, navigation, and the relevance of investor resources.

We do not sell your personal information. We share it only with:

• Our sponsoring brokerage, Leverage Realty Consulting Group, LLC, where required for transaction supervision or compliance.
• Service providers who help operate the Site, including hosting, database, transactional email (notify.cosminrealtor.com), scheduling (Calendly), analytics, and lead-notification services. These vendors process data on our behalf under confidentiality obligations.
• Cooperating professionals, such as lenders, title companies, CPAs, 1031 qualified intermediaries, or contractors, only when you ask us to make an introduction.
• Legal and regulatory authorities when required by law, subpoena, or to protect rights, safety, or property.

When you submit a form or request a resource, you consent to receive related emails, calls, and text messages at the contact information you provided. Message and data rates may apply. You can opt out of marketing emails at any time using the unsubscribe link in any message, or by replying STOP to a text. Transactional messages (e.g., a checklist you requested or a scheduled-call confirmation) may still be sent so we can fulfill your request.

We use cookies and similar technologies to remember preferences (such as which checklists you've already unlocked), measure Site performance, and understand which resources investors find most useful. You can control cookies through your browser settings. Disabling cookies may limit some features, such as automatic checklist unlocks.

We retain lead and inquiry information for as long as needed to provide services, maintain transaction records required by TREC and Texas real estate regulations, and comply with legal obligations. You can request deletion of marketing data at any time using the contact information below.

We use reasonable administrative, technical, and physical safeguards to protect information submitted through the Site, including encrypted transport (HTTPS), access controls on our database, and limited internal access. No method of transmission or storage is 100% secure, and we cannot guarantee absolute security.

Depending on where you live, you may have the right to access, correct, delete, or request a copy of your personal information, and to opt out of certain uses. The Site is intended for adults evaluating real estate opportunities. We do not knowingly collect personal information from children under 13. If you believe a child has provided us with personal information, please contact us so we can delete it.

The Site may link to third-party tools (Calendly, New Home Buddy, MLS portals, lender or title company sites). We are not responsible for the privacy practices of those services. Review their policies before submitting information. MLS and listing data shown on or linked from the Site is provided by third parties and is believed reliable but not guaranteed.

We may update this Privacy Policy from time to time. When we do, we'll revise the "Last updated" date at the top. Material changes will be highlighted on the Site or sent to subscribers where appropriate.
